Scope:
Upper level addition including two new bedrooms, a family room, new bathroom and balcony. Renovation work included reconfigured spaces, new joinery, new deck and concrete rendered brickwork.

Brief:
Sited on a sloping block, this existing 1960's red brick, single storey house with a garage under half of the level, required an additional storey to incorporate two new bedrooms and family room. Issues arose around Council height controls, which limited the number of storeys to two. These restrictions meant that only half the house could have the additional level.

Solution:
The existing house had a poor relationship to the site sitting over 1 metre above the natural ground level limiting flow to outdoor areas. It also comprised of smaller sized rooms but had a recently refurbished interior and kitchen area.

The house was totally transformed with existing rooms re-organised over the lower level and the second level extension completely intergrated to create a substantial and contemporary home.

The new upper level incorporated two additional bedrooms, new bathroom, and large family room with a north facing balcony. The lower level living areas were opened out onto the front terrace with new doors and larger windows. The rear yard was terraced to allow flow from the interior to a new outside deck and the existing red brick was rendered and transformed to complement the new upper level extension.

This project is a great example of the successful coordination of a much older style house and a modern addition.
