Contract Administration
The architect acts as an independent professional between you and your builder, protecting both parties.
Full oversight · Independent
Contract Administration (CA) is the most comprehensive form of architectural involvement during construction. The architect acts as an impartial administrator of the building contract — not as the owner's advocate, but as a professional ensuring both parties meet their obligations.
What contract administration involves
Regular site meetings
Formal fortnightly or monthly site meetings with owner and builder. Minutes are recorded and circulated to maintain a clear record throughout the project.
Progress payment certification
We assess work completed against the contract schedule and issue payment certificates. The builder is paid for work done — not in advance.
Quality review
Regular inspections to ensure the work complies with the drawings, specifications and quality standards agreed in the contract.
Variation assessment
All changes to scope or cost are reviewed, priced and approved or rejected in writing. Nothing is agreed verbally — every variation is documented.
Dispute resolution
As an impartial party, the architect can resolve disagreements fairly. Having an independent professional involved early typically prevents disputes from escalating.
Practical completion
We inspect the completed project, prepare a defects list, and confirm when practical completion has been achieved — triggering the defects liability period and release of retention.
The benefit to you
By engaging an architect for contract administration, you gain an experienced, impartial professional whose job is to ensure the project is built to the agreed design, on time, and within budget. The cost of CA is typically a small fraction of the construction cost — and almost always saves far more than it costs in prevented variations, resolved disputes and avoided defects.
