Three things that need to align
The right builder
Skilled, reliable and interested in your project. Not every builder is suited to every project type. We can recommend builders who have worked successfully on homes similar to yours.
The right price
A price that reflects the actual scope of work — not an unrealistically low number that grows through variations, nor an inflated one from a builder who doesn't really want the job.
The right contract
Either a Lump Sum contract (fixed price) or a Cost Plus contract (actual costs plus a fee). Both have advantages depending on project complexity and your risk appetite.
Our recommended approach
Rather than running a competitive tender — where builders have little time to understand the project and often price conservatively — we prefer to involve a recommended builder early. When a builder knows they have a genuine chance of getting the work, they engage properly: asking questions, flagging issues, and providing useful input on methods and materials.
