Planning Check
Understand exactly what your council will and won’t approve before you invest in design.
Know what's possible
Sydney's planning system is genuinely complex. A planning check cuts through the jargon and gives you a plain-English summary of what's achievable on your specific property.
What we check
- Zoning and permitted land uses
- Floor space ratio (FSR) — how much you can build
- Maximum building height
- Front, side and rear setbacks
- Landscaped area requirements
- Heritage listings and conservation areas
- Flood planning levels if applicable
- SEPP codes relevant to your project
- Complying Development eligibility
Why this matters early
Many clients come to us having already paid for concept designs that turn out to be unobtainable under their council's controls. A planning check before design begins costs a fraction of what a redesign costs.
It also identifies whether Complying Development (a faster, cheaper approval pathway) is available to you — something that can significantly change the timeline and cost of your project.
