Before we visit, we try and collect copies of all the information related to your property / project so that we can do some initial assessment. This information includes;
◦ Contract of sale
◦ Planning Certificate from Council
◦ Boundary or Level's surveys
◦ Sewer diagram
◦ Pest and Building Report
◦ Real Estate plans and photos
◦ Previous building plans

Site visit
To give you the best advice we need to see your property ourselves in context. See it in context, the slope of the site, identify views, possible issues with overshadowing or privacy.
Look at how you will access the property, and visitors and builders. This allows us to better understand and consider;
◦ Solar aspect, orientation
◦ Site slope
◦ Access issues, rights of way
◦ Views and view loss
◦ Trees, rocks and site features
◦ Setbacks, easements and
◦ Neighbours houses and future development
◦ Fencing and retaining
◦ Stormwater and site drainage issues
◦ Sewer and other services
◦ Assess the bones of the existing house
Your brief
We listen to your wants and needs because it's critically important we understand how you want to live and what you love. Part of this process is to;
◦ Ask questions
◦ Join the dots, but avoid assumptions
◦ Make suggestions that could add amenity, flexibility or value
◦ Masterplanning and staging options
Your budget
Every project has associated costs. We aim to give you the best advice on what you will have to pay so you can move forward with confidence. We discuss and give advice on;
◦ Overcapitalising & resale potential
◦ Building cost using our website calculator
◦ Likely consultants fees and other charges
◦ Our fees and services, essential and optional
◦ Staging
Your approval options
Some projects are suited to exempt / complying development (CDC), while others require a development application (DA) through Council.
Sometimes the best approach is both a CDC and a DA, or a combination of DA and s4.55 modification.
We're experienced at navigating the bureaucracy of compliance. We are often pushing the envelope to achieve the approvals our clients need.
Other issues we can review
Every property and project is different and presents unique challenges. It may be important to discuss a whole range of issues,
that may be less common but critical to a successful outcome;
◦ Design for bushfire
◦ Tree removal
◦ View sharing assessment
◦ Privacy
◦ Thermal performance
◦ Conservation areas and heritage items
