Beyaz Villa

The brief

A three-storey response to a challenging hillsite.

The completed residence at Princes Promenade is a three-storey home designed in direct response to a steeply inclined Seaforth site. While the street-level entry is defined by a singular horizontal cantilever, the lower elevations reveal the full scale of the home as it follows the natural fall of the land toward the water.

The design is centred on a composition of geometric volumes, using a restrained palette of crisp white render, dark architectural battens, and warm timber soffits. Large-format glazing is used throughout to manage light and privacy, while frameless glass balustrades maintain visual connection between living spaces and the surrounding canopy.

The site's significant sandstone outcrops were incorporated rather than removed — becoming part of a series of terraced gardens and masonry retaining walls that anchor the home in its landscape.

The interplay between solid gallery-like walls and expansive windows creates a modern home that feels grounded in its rocky landscape.

The design thinking

Anchored in the landscape.

Rather than fighting the site's significant sandstone outcrops, the design incorporates them into a series of terraced gardens and masonry retaining walls. The house reads as settled — as though it has always been here.

The elevated pool is positioned to take advantage of the western orientation, with a clear glass viewing panel that functions as a subtle focal point within the primary outdoor living area. At night, with the pool lit and the canopy framing the sky, the result is something genuinely beautiful.
