Upper Level Addition + Home Renovation

This project involved 2 stages. Firstly to create a play room a separate living space and in stage 2 the clients were expecting their 3rd child which required the addition of more space and a comfortable family home. The result was a very contemporary look with high cathedral ceilings and sun filled living spaces which take advantage of the north facing backyard.

Construction:

Double insulated timber frame, Colorbond roof, Weathertex and FC cladding


Brief:

Stage 1 - Initially the house needed a play room / separate living space. It also needed some cover for the two car spaces out the front.

Stage 2 - Now expecting child no.3, extra bedrooms, extra bathroom and larger living areas were needed in a hurry.

Solution:

Solution 1 - Demolish the existing front porch which was falling down anyway & construct a new play room with high raked ceilings, double glazed windows and plantation shutters for privacy.

Construct a new double carport - only possible after lodging with Land & Environment Court. Some new driveway paving, new front wall and double sliding gates to keep the kids off the street. Cost $130k

Solution 2 - An upper level addition using the Exempt and Complying Development Code, which allowed commencement of construction in just 12 days.

Designed in a similar style to the front renovation, the upper level really soars with high timber lined cathedral ceilings and large windows. Upstairs consists of a new master bedroom with sunny balcony, lots of robe and an ensuite shower. Level 1 also includes two kids bedrooms, bathroom, walk in linen and stair with double height space over the entry.

As often happens with old buildings, the lower level needed a lot of work such as a new kitchen, walk in pantry, laundry with toilet, outdoor shower, study kiosk and storage room. The northerly aspect was also maximised through the full use of the sunny backyard and skylights centrally illuminating the house throughout. New bamboo flooring throughout really completes the home. Cost $550k.
